Inspections
A home inspector's job is to make sure the home is habitable, up to code, and that there aren't any cracks where there shouldn't be. Once completed, you will receive an inspection report with details on repairs that must be made before closing.
Seller Repairs
Upon receiving our inspection report, we can determine the condition of the home, as well as, request repairs to be made by the seller. While it may not be necessary for the seller to complete every repair suggested by the report, it is important that they complete the required reparations.
Other Due Diligence
Further Due Diligence includes getting an appraisal (mainly when financing), asking for a Title Search (confirms the seller is owner and able to sell property, as well as if there are any liens present), and acquiring proper home insurance. Purchasing a Home Warranty is also highly recommended.
